he kept mentioning 607psf and the unit is $645,000
you think he was saying that it is $607 per sq foot which makes
the unit 1,060 sq feet.. not bad..
he then said "1 room"
i went to check the place.. 1 room unit = 600+ sq feet unit
which makes the place $1,060psf
but the same website says that the breakeven for the place is
around $680psf and the cost of the units should be around
$8xxpsf
so this guy is trying to flog his small unit for a
super-inflated price of $645,000...
btw.. lau lee? in a nutshell, he just squeezed the hell out of
the supply because no speculator will buy the HDB flats now that
the price is so high.. but by making tenancy 5 years instead of 3
years, a lot of the flats just got taken out of the market...
demand is still the same as people are trying to buy a place..
the "squeezed" people are still not being helped now.. they have to
wait around 3.5 years or more before they have an actual physical
place to move into...
so demand is the same, supply is diminished... what do you get
from economics 101?
It's definitely going to suck in the short run either way. We're
doomed. But in the long run, the new rules should make things
better for the younger generation, I hope. As it is, I'm glad there
is now a 2 year waiting period for en-bloc attempts
